Project Manager

A-1 Builders & Adaptations Design Studio – Bellingham, WA

SUMMARY DESCRIPTION
Responsible for the overall construction of interior and exterior projects assigned. The
successful candidate must possess the knowledge, experience and confidence to engage
and professionally interact with the design professionals, consultants and client(s). He(she)
must be able to successfully lead Support Carpenters and other construction related
personnel in planning, coordinating and wisely executing the work in accordance with the
contract documents, schedule and budget.

  • CHARACTERISTIC DUTIES AND RESPONSIBILITIES:
o Oversee from beginning to end residential construction, including framing, remodeling
existing construction, roofing and skylights, siding, door and window installation,
insulation, drywall, flooring and tile, cabinetry, and precision trim installation
o Lead and direct a crew of up to four carpenters
o Build additions/remodels directly from blue-print designs
o Utilize blueprints and complete projects with hand, power and air tools associated with
carpentry.
o General knowledge of masonry, plumbing, heating, and electrical systems
o Responsible for managing materials, maximizing resources, and managing work flow.
o Manage projects to ensure deliverables are met on time and on budget.
o Establish relationships and manage conflict resolution with all involved parties during
projects to create an agreeable working environment.
o Accustom to extreme weather conditions, heavy lifting, and stamina.
o Possess a positive work ethic.
o Collaborate with engineers, architects etc., to modify or verify project specifications of
the project
o Determine needed resources (manpower, equipment and materials) from start to
finish with attention to budgetary limitations
o Plan all construction operations and schedule intermediate phases to ensure
deadlines will be met
o Acquire equipment and material and monitor stocks to timely handle inadequacies
o Supervise the work of sub-contractors, vendors, employees, and mechanics etc. and
give them guidance when needed
o Evaluate progress and prepare detailed reports
o Ensure adherence to all health and safety standards and report issues
  • MINIMUM QUALIFICATIONS:
o Must have 5 years of full time, verifiable experience with a working knowledge of all
facets of remodeling (residential and light commercial). Your job will include:
Performing layout based upon plans and specifications provided to you
Supervising our Lead and Support Carpenters, as well as our subcontractors
Managing our clients on the jobs you are assigned to
o First Aid and CPR Certification. If you dont have current certification you will have 1
month to obtain this at your own cost. Once this initial certification expires, we will pay
for recertification (both the tuition and your time) but only the 1st Aid component
needs to be renewed; the CPR recertification is suggested but not required.
o Good supervisory skills
o Own basic carpentry tools. See the more specific list of required tools below (titled Tools
required)
o Dependable, presentable transportation see the more specific description below
(titled Production Division Vehicles)
o Computer experience: fluency with mainstream software that performs scheduling,
emails, task lists, and contacts; fluency with web searching
o Valid drivers license with an excellent record (record to be verified with our insurance
carrier)
o Strong knowledge of construction materials and terminology
o Ability to follow written and verbal instructions; ability to fill out forms legibly
o Good knowledge of safe lifting and carrying; good safety consciousness
o Adequate hearing, vision, physical ability and endurance to perform work assigned
o Perform physical exertion typically found on construction sites including, but not limited
to, carrying, lifting, climbing, crawling, stooping, squatting, pushing, pulling and
hauling. Able to lift 75 -125 pounds on a regular basis; regular lifting of 30-50 pounds
over your head; occasionally lifting to 125 pounds over your head. You will be
expected to work inside and outside, on even and uneven surfaces, on roofs and
ladders, under structures, and in other physical situations.
  • PRODUCTION DIVISION VEHICLES:
o The minimally acceptable vehicle for all production coworkers is:
A pickup with doors and windows that can be securely locked.
A canopy to keep tools dry, secure and locked.
  • If a fulltime Project Manager is issued a company trailer then they need not have
a canopy as well.
A lumber rack
The capacity to handle the following payload in addition to your own personal
tools without cleaning or reorganizing your canopy:
  • Canopy
o Our intent is for you to be able to transport items such as the following (not
simultaneously):
o 7 sixty-pound sacks of concrete
o A wheelbarrow
o A chop saw
o A table saw
o A power washer
  • Rack
o Your rack should be able to carry all of the following simultaneously:
Six 12 2x6s
An extension ladder
2 sheets of CDX plywood
o Other vehicles that may meet this intent include, but are not limited to:
A van of any size with the capacity to handle the same payload as described
above.
Other options that are approved by our Production Manager.
o Fulltime Project Managers must be able to tow any of our company trailers
o If the need arises for repairs or improvements to your suspension or other vehicle systems
(i.e. shocks, springs, air bags, etc.), these costs are yours to incur.
o If you dont have an appropriate vehicle at the time you are hired, we will mutually
agree upon a target date for compliance. Non-compliance may be grounds for
dismissal.
  • TOOL REQUIRED:
You are required to provide these items at your own cost. These items remain your personal
property.

o Initial drill bits (wood and metal). You are responsible to furnish the initial (high speed
and wood) drill bits and we will replace them henceforth.

This is simply a summary. If you are hired our Operating Policy Manual (OPM) will
describe each benefit in much greater detail. IF THERES A DISCREPANCY BETWEEN THIS
SUMMARY AND THE OPM, THE OPM PREVAILS.
  • COMPENSATION
o Starting wage level commensurate with qualifications and experience.
o The wage range for the PROJECT MANAGER position is $27 to $34/hr.
o Annual COLA (Cost of Living Adjustment) Current year: $0.23/hr.

o SAFETY INCENTIVE
Each month that the Production Division performs without an injury that causes the
loss of any productive work time, we do a random drawing and award the winner
with a gift certificate equal to $10/co-worker who had worked during this injury-free
period. For example, if there was a field crew of 8 people working that month, the
gift certificate would be for $80.
  • AFTER 60 DAYS
o SIMPLE IRA
You are to participate in the plan if you have earned at least $5,000 during the last
calendar year and are expected to earn at least $5,000 during this calendar year.
You may elect to defer up to $12,500 annually. You may alter the amount of your
contribution every January 1 and July 1 after you initiate your Simple IRA. A-1
Builders will match 3% of your contribution dollar for dollar, but our contribution will
not exceed 3% of your compensation. This contribution may be reduced to a level
below 3% - but not below 1% - in two out of every five years.
o MEDICAL & DENTAL INSURANCE & LIFE INSURANCE
All full-time employees, (working 32hr or more), are eligible for covered under A-1
Builders A WOCs Regence medical plan the 1st day of the month after their 60
days. Employee may opt out if they can prove medical coverage through an
eligible partners medical plan. A waiver form is required for opting out. If you are
eligible to opt out, you will receive a compensation for the amount A-1 WOC pays
for your medical and dental premiums, less tax.
  • AFTER 90 DAYS
o BEREAVEMENT
Bereavement leave is offered to fulltime employees. In case of death in the immediate
family, an employee will, on request, be granted leave of absence with pay for a
maximum of three working days per incident. Immediate family shall include any of
the following persons: Father, mother, sibling or step sibling, child, step child, spouse,
parent in-law, or domestic partner.
  • AFTER 6 MONTHS
o CAFETERIA PLAN OF VOLUNTARY BENEFITS
We offer you a menu of voluntary, qualified benefits which allow you to pay for the
selected benefit(s) on a pre-tax basis. This Cafeteria Plan is a qualified plan under

when you have worked here for 6 months, so long as you are at least 18 years old.

Company cellphone plans are available after 6 mo. for employees and family

o BI-ANNUAL BONUS
Bi-Annual Bonus consists of (2) $350:
July 1st - $200 cash
December 31st - $350 cash

Every employee will receive 2wks PTO at their first year of employment. Every
employee will receive 3wks PTO at their 5th year of employment. Every employee
will receive 4wks vacation at their 10th year of employment.
